July Activities and Events in Bryan-College Station




Summer is in full swing in Bryan-College Station, and that means summer athletics, days at the pool, and summer festivals. With the sun shining brightly and exciting holidays like the 4th of July coming up, it’s a great time to get outdoors and enjoy your new community. Looking for something to do? 4th of July Events

Fireworks! Barbeque! Live music and waving American flags! 4th of July is an exciting time in Bryan-College Station and there are several events that you can enjoy here. At the George Bush Presidential Library and Museum on Texas A&M campus, there’s the “I Love America” celebration full of food truck vendors, rides and bounce houses for kids, and of course a grand fireworks show at the end of the night. If you’re an early riser, there’s also a 4th of July parade on Foxfire Drive beginning at 9am. At Century Square, you’ll find live music performances, or if you’re looking for something more traditional, you can head over to the Old Fashioned 4th of July in Heritage Park.


Music and Entertainment Events

Summer is the perfect time of year to enjoy an outdoor music event late into the night, and Bryan-College Station has plenty to offer. At Lake Walk Park in Bryan, there’s the Eats & Beats series, including food trucks for refreshments and musical performances from acts like David Michael George and Hayden Haddock. First Friday in Downtown Bryan also offers live music in addition to the late hours for several downtown restaurants and shops. Looking for something indoors? Check out Singer/Songwriter Night for local, budding musicians at The Village Cafe every Thursday in Bryan. Looking for something that will entertain the kids? Check out Free Film Friday at the Queen House in Bryan.


Sports Events

Football may be a few months away, but you can enjoy summer sports in the meantime. In the heat of July, swim competitions are understandably the most prominent sporting events. In the Texas A&M Natatorium on July 12th, you can enjoy the 2019 Northwest Circuit Invitational and a week later, you can come back for the 2019 US Masters Swimming South Central Zone Championships. When the swimming competitions put you in the mood to go swimming yourself, you can check out any of these places to go swimming in Bryan-College Station. From July 20-27 at the Brazos Valley Expo, you can also catch the Texas 4-H Horse Show.

DO Start Packing Early

If you can take care of your packing yourself, you’ll be grateful for the savings. And if you can do most of your packing before the big day, you’ll save yourself pounds of stress.


DON’T Take Everything With You

Again, moving is expensive enough, and the more you move with you, the more time and money the trip will cost. And the truth is, you probably don’t need to take everything with you. Now is a great time to start decluttering. Host a yard sale to get rid of old or unwanted items. Decide what furniture you want to take with you and what you can replace when you get to the new location.


DO Take an Inventory of Your Home

4 Things to Watch Out For When Viewing a House




Sometimes, you just fall in love with a house at first sight. As soon as you step through the door, you can see yourself living there and you don’t care about any of its little quirks and blemishes. In fact, you might not even notice them. However, after the rose colored tint fades, you’ll have to live with all of those imperfections and you might feel less than sentimental about them.

There’s nothing wrong with buying a house that needs a little work, as long as you’re prepared for that work. However, it’s best to notice these warning signs before you make an offer on the home. Your home inspection will point out much of what you’re getting into, but there are a few things you can notice all on your own, if you know what to look for.


Roof

Before you go inside, check out the house’s roof. If it’s a shingled or tiled roof, do you notice shingles that are curling back or broken tiles? Dark or discolored spots could speak to water damage, potential leaks or rotting. These are all issues you’ll have to take care of sooner or later, and they can potentially drive up the homeowner’s insurance. A new roof will lower homeowner’s insurance, but boost the home’s value.


Scent

Sometimes, filling the room with a pleasant scent or air freshener is part of staging the home. Even if there’s nothing wrong with a home’s natural smell or air quality, the gentle aroma of cinnamon or fresh pine can be very inviting. But if that scent overpowers the room as soon as you step inside, there’s a chance the seller is trying to mask something less pleasant. How do you know when the air fresheners are masking less than fresh air? Look at the ceilings and walls for water damage, the floors and furniture for pet dander, and the bathroom tiles for mildew.


Floors

The floor can also tell you a little about the house. Sagging floors can speak to structural problems in the home. If the floor seems to dip down near the bathroom, that could be an issue with the plumbing. Old hardwood floors might sometimes have a slight crack between boards that herald wearing down, and if you can see a gap between the trim and the floor, the home probably isn’t very well insulated.


Windows

Finally, there’s the windows of the home. Certain issues with windows will be immediately obvious. For instance, windows that look grimy could be the result of gas-fillings and broken seals. Fortunately, the gas fillings used to keep windows insulated are non-toxic, but it can be an unattractive look. If it’s later in the year — fall and winter — you may also be able to notice drafts near the window if it’s not properly sealed and letting too much air through.

If you’re aware of the potential problems the house might have before the house inspection, you’ll be better able to decide whether it’s worth the work you would need to put into it. You can also discuss your viewing with your College Station realtor to possibly negotiate a lower price for the home.

4th of July in Brazos Valley



Summer is here, and before you know it, 4rth of July will be here as well. That means it’s time for barbecue, hanging out on the lawn with friends and family, and of course, fireworks. Although residential fireworks aren’t legal within Bryan-College Station city limits, you can stop by the George Bush Presidential Library and Museum for the big firework show. And fireworks aren’t the only thing to enjoy on 4th of July in Brazos Valley. Here are a few of the events you can enjoy for the big day next month.


“I Love America” Celebration

Every July 4th at the George Bush Presidential Library and Museum, you can gather in the lawn for the 4th of July “I Love America.” Celebration Concert and firework show. Starting that morning, the museum opens with free admission. In the evening, concession stands gather and bounce houses and games show up for the kids’ amusement. At 8:35, the Brazos Valley Symphony Orchestra begins the concert, followed by a firework show at 9:30. Of all the firework events in College Station, this is the big one to see.


Old-Fashioned 4th of July Celebration

For over 30 years, the Brazos Heritage Society has put on a 4th of July celebration that evokes the past. There’s a flag raising, patriotic readings, a children’s parade, live music, and plenty of refreshments. It’s located right in the middle of the Eastside Historical District of Bryan, at 30th and Hutchins. This is a festival for early bird celebrators, and those who like to remember the history of their 4th of July celebrations.


Fireworks On the Brazos

Another fireworks festival occurs at Washington on the Brazos and runs from 10am to 10pm. There’s fireworks at 9:30pm, but it’s so much more than that. Throughout the day, you can enjoy free ice cream from Blue Bell, live music from country music artists, and enjoy plenty of food and craft vendors. There’s even a shuttle running starting in the afternoon to take people to and from the park.


Patriotic Picnic

Maybe for you, 4th of July is less about the fireworks and more about the fireworks and more about the food. If that’s the case, the patriotic picnic at First Baptist in Bryan might be for you. The picnic starts at 5:30pm and includes a concert for the community’s entertainment. Like the other events, this is free and open to the public.

5 Hidden Gems of Bryan-College Station




Some of the best parts of Bryan-College Station are fairly obvious. Downtown Bryan has historic charm and plenty of quirky shops and restaurants. The college, the sports arenas, and city hall are all easy to find. But look a little deeper and you’ll find even more BCS gems, even if they’re not at the top of the “things to do” list. Here are some local favorites:


Amico Nave

Amico Nave is a local restaurant that’s a little hidden away from the center of everything, but locals who know of it swear by it. In fact, lifestyle blogger Payton Sartain says, “You MUST try Amico Nave if you live here.” Amico Nave is a Sicilian restaurant, but it’s not bound to traditional Sicilian recipes. Here you can try their pesto chicken or vodka sauce pizza, lasagna Tony Salvaggio or Norwegian salmon. They also have a delicious plate of shrimp and grits.


Old Bryan Marketplace

Downtown and historic Bryan are famous spots for shopping, but Old Bryan Marketplace is a little more lowkey. However, if you’re looking for something quirky and offbeat, this is the place to go. This marketplace has a little of everything: furniture, baby clothes, stationery, and eclectic fashion. Even the building itself has character, a 22,000 square-foot structure originally built in 1908 with pine hardwood floors, bricked archways and fireplaces.


Tower Point

Most who are new to College Station expect to find all the action around the college, but if you’re looking for a real local experience, it’s Tower Point. Here you can find H-E-B, Chick-Fil-A, office buildings and an abundance of other beloved shops and restaurants. You may be able to find some great homes and apartments in this area, as well.


Rooftop Garden

This hidden gem, on the other hand, is located on the college campus. At the top of the George P. Mitchell Physics Building, you can find the only rooftop garden on campus, the Cynthia Woods Mitchell Garden. Not only is this a serene place to get away, study, or hang out with friends, but it showcases a number of native Texas plants. You may even spy some butterflies while you’re up there.


Wednesday Farmers Market at Lake Walk

Looking for some local produce, culture, and maybe live music? Then check out the farmers market at Lake Walk Pavilion and Plaza in Bryan on Wednesday nights. It’s not the only farmers market in Bryan-College Station, but  because it takes place on Wednesday nights, it can be overlooked. If you can make it out, you can find food from Napa Flats and anything from eggs to jams and jellies to candles.

Always be Prepared for Emergencies



When purchasing your dream home in Bryan College Station, you may fear the thought of natural disasters – as all homeowners do. Well, Central Texas is known for having its share of bad weather every now and then. The good news is that most of this weather is predictable, so you can plan for anything that Mother Nature heads your way.

Investing in Foreclosures

When your financial future is at stake you want to make the best decisions you can with your money.  One of the best ways to ensure a good return on your investment is by investing in foreclosures. You can find these properties for pennies on the dollar.  There are so many repossessions on the market right now it is the perfect time to consider this option.
You can find many good deals just by watching the sheriff sales in the local paper.  Sometimes there is a list each week which tells what the appraisal value is of the property.  The sale generally asks for two thirds of the appraisal.  This means a $90,000 house can be bought for only $60,000.  This is great for an investor.  You would already have equity in the home.  Financing is not hard to get when you have been preapproved by the lender.  This is the only way to go when you want to buy a home from the sheriff's auction.
Investing in foreclosures can be very profitable if you do your homework first. This means making sure the property is worth the investment.  You need to know if the neighborhood is up and coming or deteriorating.  If the property values are falling, you should avoid the sale unless you plan on using the property as a rental unit.  This means you can buy it at way below market value, rent is for a few years, and sell it for a profit when you decide to liquidate.
You must never buy properties which are offered for the same price as the appraisal.  You do not want to find yourself in a position where the property can not give you a return on your investment.  Most investors who have been buying and selling properties claim that buying a property for a price 50% or less of the appraised value is the only way investing in foreclosures will work.
In many cases you can find foreclosures listed with many financial companies.  They are not in the business of real estate and having these properties on the books looks bad for them. The lenders need to sell the properties and are usually willing to make a deal with qualified buyers.  If you have ever considered investing in foreclosures it would be wise to speak with a lender who has properties to sell.  There have been times when they will sell the properties for only what is owed.  This can mean getting a property for literally pennies on the dollar.  I know of one investor who was able to buy a home like this for only $15,000.  The appraisal showed the property to be worth $85,000.  The finance company needed to get the property sold and made a very good deal.
This sort of thing happens all the time to people investing in foreclosures.  They find the properties listed with banks or the HUD office.  They approach the finance company with an offer. Many times the offer is accepted.  There are times when the offer is refused, but in most cases like this the lender comes back with a counter offer.  You can make good money investing in foreclosures if you just follow a few simple rules.
Make sure you know the property.  Understand the market you are buying in.  Never pay full price for a property.  Know what you want the property for before you buy.  Do not borrow more than you can afford to pay back.  Do not think of it as a get rich quick scheme.  Have the property inspected for unseen damage.  Do not spend a lot of money on repairs.  This a quick guideline on investing in foreclosures.
