Home Maintenance Tips : Basic Household Practices

Home sales in Central Texas are on the rise and with that, more and more people are moving to the area as the job market is also recovering. Although selling homes in Bryan College Station is getting easier over the last few years, a few inside maintenance tips will keep your listings looking fresh and attractive to buyers.

Don’t forget the housekeeping: It seems like there’s more dust in the south than anywhere else and it gets on everything. A simple cleaning of surfaces will give potential buyers the best impression. Don’t forget the cobwebs in the upper corners or the window sills which often make the house look like it’s been on the market longer than it actually has.

Keep light bulbs refreshed: I know this seems silly but buyers love to turn on lights in almost every room they enter. While on the subject of lighting, outdated lighting fixtures can be easily replaced with standard fixtures that are cheap and give a standard look.

Replace anything that may be broken: From single floor tiles to plumbing fixtures, it can be easy to find a few broken things around the house. This means that unfortunately your potential clients will find them too. Replacing a bathroom faucet or a broken floor tile is not only cheap and easy; it can pay dividends with better sales.

Most home maintenance tasks are pretty easy and if performed regularly will add value and fetch a better sale price for any listing not to mention the good impression it gives potential clients.

Staging Your Home For Better Appreciation

Home to Texas A&M and nestled quietly between Dallas and Houston, the city of Bryan College Station combines southwest charm with the fun and excitement of a college town. People are moving here daily looking for the many opportunities for jobs and a great place to settle down and raise a family. When staging a house for sale, knowing just what to add or subtract from the existing home can really give buyers a sense of what they are moving into and charm them into making an offer.

When it comes to decorations, less is more: Remove many of the existing decoration from the house and instead use small decorations to give rooms their own look. A small vase in a dining room or a simple area rug let’s buyers see the rooms for what they are and lets them use their own imagination.

Neutral paint is best: Although bold colors were great for the existing homeowner, they can really turn off potential buyers. Use neutral paint colors to instead create a blank canvas for buyers to see highlights of rooms.

Trim the lawn for curb appeal: You can’t get buyers in the door with a messy lawn and a quick trim will allow buyers to want to see the rest of the house. You can go all out on landscaping in the weeks prior to open house but a quick trim and watering on the day of staging gives the house a fresh look that attracts potential clients.

Landscaping tips for Home Improvement

Home of Texas  A&M, the city of Bryan College Station has become a favorite place to live among Texans looking to get away from the bigger cities. With home sales performing well at this time, it can be easy to overlook a few good landscaping tips that can bring out the best of any home and push your listings into the “sold” category. The central to southeast Texas climate can be from one extreme to the other and here are a few really good hearty plants for landscaping that not only look great but thrive in the climate as well.

For hedges, you can’t beat Evergreen or Japanese Boxwoods for their durability and drought resistant qualities. Both only grow to about 3-4 feet in height and width and trim up nicely. Japanese Boxwoods even make great anchor plants if you wish to plant smaller plants in the area as well.

For homes with longer driveways, you could give it a touch of Tuscany with a column or two of Italian Cypress trees. These trees only grow about three feet per year and can survive in even the harshest of conditions.

If you have a few places that would look really nice with a touch of shrubbery but get too much direct sunlight, you could use Indian Hawthorne to give the area that perfect touch of greenery as well as the beautiful flowers they produce.

Finding the perfect landscaping plants and flowers can often turn an ordinary home into an easy sale with just a few easy touches. Just make sure your selections can survive the often harsh central Texas climate.

Improving Your Curb Appeal

Adding curb appeal to your home in Bryan College Station isn't just planting a few flowers or shrubs. Curb appeal also means sprucing up the actual front of the home. Simple things like adding more bold house numbers, lighting, and adding to a front porch or entry way do just as much as landscaping. Of course, the landscaping must be done as well.

When you are working on the front of your home, take a look at your window frames. If they blend in with the color of your home, paint them in a bold accent color to add some dimension. Also paint your front entry door. A color that contrasts from the base color and window frame colors is ideal. The color should still match the others chosen.

While working on your landscaping, pick out a few items that really stand out. Brightly colored butterfly bushes are great accents. Using two per side is sufficient since they do fill out and get wide. Ornamental grasses work very well in the Texas climate. They do need some maintenance, such as watering and trimming, but do make an impact when properly placed in the yard. Use shrubbery, flowers that match the color of your home, and easy to maintain bushes such as evergreen or small hedges. As far as ground cover is concerned, pea gravel is easier to maintain. It is also something that can be reused year after year. Instead of mulch, use pea gravel that is a brown or reddish color so that it resembles the color and look of gravel.
