Outside Home Maintenance

With home sales and prices on the rise, Bryan College Station has no downside when it comes to finding customers. Home to Texas A&M, this picturesque town offers homeowners the fun of city life with the peaceful country style hospitality that only Texas has. Although the home you are offering for sale may have everything a potential customer could want, not doing a few simple maintenance steps on the outside of the home could deter buyers before they even step inside.
  •  Be sure to power wash all outside surfaces, especially sidewalks, driveways, and any other porous surfaces. This will brighten them up and really get a buyers attention. Wash out rain gutters and clean roofs of debris as this can really make a good home look badly.
  •  Give wooden surfaces a good sanding and a fresh coat of paint. Making doorways, window shutters and trim stand out will really get a buyer’s attention and take years off the home’s age as the climate in east Texas can really fade and peel any painted surfaces. You may wish to switch to vinyl surfaces where possible.
  • Quality landscaping is important as this gives symmetry and good clean lines to the outside of the home. Be sure to trim existing shrubbery and keep grass from overgrowing. Take especially good care to edge the lawn area properly and keep good lines between the lawn and any other surfaces.
Taking just a few simple steps to brighten the outside of the home will give potential buyers a great first impression and make them want to step inside. This will greatly increase the chance the house will sell quickly and at a desired price.

Improving your Home Value : Gardening

Whether you are looking to sell your home or just looking to spruce up the outside, a garden is a great addition. A nice, well maintained garden can raise the value of your property and enhance the look of your yard. Of course gardening in Central Texas can be tricky. Many plants do not like the heat and you also have to consider the type of soil you are going to be growing in.

When looking for plants to put into your garden try to pay attention to plants that grow wild in your area, as these plants are proven to grow in the environment. A few flowers that are proven to withstand the heat are the bluebonnet, the lantana, and sunflowers. Bluebonnets, the state flower, are well proven to grow in Texas. The blooms are a very pretty blue shade, as their name implies, but are only in bloom between March and May.

A stubborn plant, lantana flowers are perennial and tend to grow when no other plants will. Bloom colors range from pink to yellow and purple. The colors also have a tendency to change as the plant grows.

Sunflowers, with their large blooms are perfect choices for background in your garden. They can grow as tall as nine feet. They need well-draining soil and full sun to grow properly.
While finding the best plants for your garden is important you should also consider any soil amendments you may need to make. Much of the soil in Central Texas is heavy with clay. You can add sand amendments and other soil types to make it easier for your plants to grow.

Decorating Tips for Your Home

Modern and contemporary styles are the in thing to do inside your home. The chief complaint that most homeowners have is that there is a lack of storage within the home. There are many simple solutions to add storage, seating and decor all at once. Don't be afraid to shop at flea markets, thrift stores and yard sales for items. Re-purposing items and refinishing with a coat of paint, new fabric or new stain helps them to match the rest of the room. Not only does shopping this way save you money, it gives you unique pieces that tell a story.

If storage is the issue, pick furniture items that can double as seating such as benches where the tops lift up, ottoman and storage bins that have lids that can be used as side tables. Storage can also be added in window seats. The tops could easily be upholstered and removable so that items can be stored inside the empty space.

To achieve a modern or contemporary design in your home, use warm colors. Try not to use shades of paint that are too dark, unless it is for a single accent wall. Color is in, beige and neutral is out. Warm tones are colors such as grays, browns, and earth tones such as warm green tones.

Use texture to bring dimension to small spaces. Another trick for small rooms is to put a mirror that matches your decor on a wall that is opposite a window. It will help natural light to dance around the room and make it seem a little bitter. To add pops of color, do so by using accent pillows, a floor rug and colored accent pieces.

Tips for Your New Home Investment

Buying a new house is an important investment in your future. Along with looking for a house comes excitement, decorating ideas, and sometimes stress. You can cut back on home buying stress by knowing what you are looking for. Many times a realtor will ask you a few questions about what type of home you want, and knowing early on can really help speed up the process.

Ask yourself how many rooms you need. If you have or plan to have a large family you are going to want a house with more than one or two bedrooms. You may also want a second or third bathroom.

Think about what type of location you would want to live. If you want to live in the country then you may not want to look at houses in subdivisions. You should also consider how close the house is to places you frequent. Ask yourself how far of a commute would it be to get to work or school.

How much time and money can you put into repairs or renovations? A lot of people love the idea of a nice fixer upper, but don’t consider how much work it takes. Also consider how much maintenance the new house will take. A Victorian style home needs more routine maintenance than a simple ranch style brick home.

Perhaps one of the biggest things to consider is price. You should sit down and tally up an idea of a budget. Developing a price range and sticking with it is very important. If will narrow down the market and give your realtor an idea of what you can afford.
