Great Tips on Meeting Your New Neighbors


Moving in to a new neighborhood may be a bit stressful and intimidating for some.  However, if you have recently purchased a new home in Bryan College Station, you can easily meet your new neighbors with a few easy tips.

Many neighborhoods in the Central Texas area have groups or organizations where the people from the community get together and talk about things that are relevant in the neighborhood.

Even if you are having a housewarming party, consider also hosting a neighborhood cocktail party.  If you don’t have time to throw an entire party, consider a cocktail hour.  This can be something as simple as relaxing with your new neighbors on your front porch.  It is a great way to bond with your neighbors.

Central Texas has beautiful weather so why not head outside.  If you are outside doing yard work or landscaping, neighbors may walk over and introduce themselves.  Also, you can head out for a walk around your neighborhood.  On a nice day, you are sure to see people out and about. 

The front porch of your home is a great way to meet new folks in your area.  Set out some rocking chairs and sit out there with your coffee after breakfast on a weekend or a cocktail after dinner.  People are usually out walking their dogs or walking with their kids on weekends and in the evening enjoying the cool night air. 

Another great way to meet your neighbors is to go where the action is.  Whether your town has a community center or town pool, there are bound to be folks there. You love your dream home in your ideal neighborhood, why not make new friends and really settle into your new life.

Can the Paint in your House Cause You to Lose a Buyer?


You would not think so, but certain paint colors in your house could scare away potential buyers. It seems like the new owners could just paint over the colors, but if someone is trying to imagine themselves in your home, then the paint can just throw them off. Let us look at some ways the paint can cause someone not to buy your home.

The exterior paint can be a turn off. Let us say the house is great, but the outside is pink with green shutters. This would give anyone pause, and the same goes for other strange colors you might not always see on a house. The inside can be just as bad as the outside sometimes, and it might even cause potential buyers to pass by the home because they cannot forgive the outside appearance. This is unfortunate because the inside could be amazing, but society will always judge a book, or house, by its cover.

Inside colors that are dark like black, can cause buyers to feel like the house is depressing and dark. At the same time, they do not want to see an orange accent wall in an all-white room, or for the whole house to be blinding white. This buyers are hard to please it would seem. As the person selling the home you have a decision to make. If you paint the exterior of the house while it is expensive, it will give you more people who are interested in your home. The inside is not as difficult to paint, and while it is totally up to you toning down the brights, lightening up the darks, and coloring up the whites might be just what your home needs to sell.

Staging a House - Dos and Don’ts


When staging a house for sale you want to make it a welcoming place for those coming to open house. It should say 'you want to buy me' to any potential new homeowners. Just a few little updates can make a big difference. Your personal style might not appeal to everyone, and neutralizing your home will help it sell faster. If you are not sure what to do you can hire a professional to stage the home for you, but here are a few of the things you should and should not do to get you started.

First, let us look at the dos. You do need to clean, and clean some more. You want your home to be free of dusts, stains, and look tidy so the potential buyer can picture himself or herself there. For the love of real estate, make sure you declutter. If you are hoarding those two hundred horse figurines, you need to hide them. Trust me; they will not sell the house. Take out your personal items so that they can picture their items on the walls and shelves. These are all great ways to make the home more appealing.

Now what you should never do when staging a house. Do not completely remodel or redecorate. You do not need to go out and buy new decor, or do major renovations. Just make the house look its best and leave the major hard work to the new homeowner. Do not burn candles. You might think this is better but if they remember the home with a smell they do not care for it can change their feelings about buying the home. Lastly, do not get hurt feelings that people do not want to buy the house as is; a little staging never hurt anyone.
