The Value of Trees

A large open green lawn is a beautiful sight.  However, there are advantages to adding trees to your landscape. While that may have you worried about your grass, there are plenty of grasses that can endure the Texas heat and shade at the same time.

Here are some of the advantages of trees that you may have never considered:

Home value

While there’s no set figure for how much value a tree will add to your property, a tree of more than 20 years of age will add value as long as it’s planted in the right place. Occasionally, a tree can be too close to the foundation and cause issues, but a tree planted well out away from the house can be a worthwhile investment. Keep in mind that to really add home value, your trees need to be mature. A sapling won’t bring in the same value as a grown tree.

Cooling effect

While lawns and trees both clean carbon dioxide out of the air, trees have the added benefit of cooling everything protected by their shade. This means you won’t get as hot when going out in your yard and you can even save on energy costs when the tree is tall enough to shade your house. With a cooler yard, your children can spend a little more time playing outdoors than playing video games this summer.

Erosion control

Along with your healthy lawn, trees can prevent erosion on your property. Their roots go far deeper than any grass and they hold the ground in place. If erosion is more than a minor concern, you may want to build a retaining wall as well.
If you already have trees on your property there are ways to maximize their value. Here are some ways to keep your trees in top shape:

Prune your trees

Established trees need to be pruned so they don’t block visibility to the front of the house. When your tree is tall enough, make sure to prune off branches below 6 feet to improve visibility. This will also help because you won’t have to duck your head below branches when mowing your lawn.

Keep in mind that some trees, like live oaks, need to be trimmed during certain weather conditions. Live oaks, in particular, need to be trimmed when the weather is at its hottest or coldest to prevent the spread of disease.

Provide some water

Trees are known for being drought resistant when they’re established, but during long dry spells letting a hose drip at the base of the tree can ensure it stays healthy.

Trees can make a wonderful addition to your landscape.  They keep the ground and your home nice and shaded. When you take good care of your trees they can add value to your home and they can take care of you by offering a little shade. If you have questions about increasing your home value before you sell, talk to your College Station Realtor. She’ll be more than happy to help.
