4 Tips to Make Staging A Success

Essentially, staging is fashioning it to look as though it’s no longer your home so potential buyers can start to see it as their home. It can be challenging to step back and look at your home from someone else’s perspective, but if you stage your home effectively, it will go a long way towards selling your home. Your realtor can help with tips for reaching a broader market or covering staging costs. Here are a few tips to make sure your staging is a hit and helps potential buyers fall in love with your home:

Start Outside

When people think of staging, they often think of the living room, entryway, or maybe the kitchen and dining area. But the first thing potential buyers will see is your curb, so you want to work on curb appeal first.

Keep your siding and walkways clean and neat, power washing if you need to. If you have a flowerbed, make sure it’s neatly trimmed and cared for. If not, consider planting a few flowers to stand out. Mow the lawn and repaint if your paint is starting to fade a bit. Add friendly, welcoming elements like potted plants or a welcome mat to your porch. Perhaps most importantly, take a look at your house numbers. Are they easy to read from the street? If not, fix that right away. Buyers need to be able to find your home in order to consider it.

Clean House

Before you give the interior of your home a makeover, you want to clean. Wipe down all surfaces, pick up any toys, put any dishes in the sink or dry rack back where they belong, and make sure every bed is made. And keep the house clean throughout the selling process. This is also a good time to remove any personal items like family photos or make any cosmetic repairs that you might have let slide while you lived in the house.

Opt for Lighter Colors

When you’re designing the room for yourself, it’s only your personal taste that matters. If you like deep burgundy walls or darker curtains, suit yourself. When staging, however, you have to think of the wider audience. Lighter colors typically go over more successfully because they help the room to look lighter, airier, even larger. If you have dark curtains, you especially want to make sure to replace them with lighter curtains to let in as much sunlight as possible.

Keep It Uncluttered

Every room in your home should have clear walkways for potential buyers as they tour, and it should feel spacious enough for them to move through comfortably. Removing personal elements like family photos and toys will go a long way. So will removing any unnecessary furniture. Your realtor may pay for new furniture to be brought in for staging and for old furniture to be removed. You may not need to go with a fully minimalist look, but the more space, the better. It will not only make buyers more comfortable but make your home appear more spacious.

Your best resource when staging your home is your realtor. Contact a College Station Realtor today to get started on the process of making your home ready for its new owners and making you ready for a successful sale.

The Best Remodeling Projects That Add Value to Your Home

Thinking of making updates to your home before you put it on the housing market? Or maybe you’ve just bought your dream house and you want to put your own stamp on your home. Even if you’ve just moved in, you want to start thinking about things like home value so that you know you can get your money’s worth from your new home. These remodeling projects will not only make your home more comfortable to live in, but will help to optimize your home value.

Bathroom

An outdated bathroom can be a turn-off when viewing a home. It makes a clean space feel dirty, whether it’s simply old tiles or it lacks some of the most recent conveniences. On the other hand, a modern, updated bathroom feels sleek and clean, making an exciting impression on prospective buyers that justifies a boost in value. You can simply update existing features with newer versions, or add extra storage, better shower heads or upgraded faucets.

Landscape

Not all remodeling projects have to take place inside. Taking care of the scenery around your house is a critical part of boosting your curb appeal and thus, your home value. If your front lawn is too overgrown, time to trim those bushes to improve your view from the front window and start to mow the lawn regularly. Does your backyard look a little bare? Start planting a garden, whether it’s a traditional flowerbed or a more eco-friendly succulent garden. You can organize the landscape by creating a serene walkway or, if you feel like adding a water feature like a man made pool or a fountain.

Kitchen

Does your kitchen leave something to be desired? Maybe you need to add more lighting or update your countertops. Maybe you need more child-safe storage or more compact storage to leave a little more open space in the kitchen. A modern kitchen, like a modern bathroom, is an impressive draw to homebuyers and can make your home much more enjoyable and comfortable. You may also be able to make small changes that make a big difference, such as sanding and repainting your cabinets rather than buying new cabinets or changing the backsplash rather than repainting the entire wall.

Door and Window Replacement

This is a fairly small remodeling project, but makes a big difference. Your windows and doors not only add style and function to your home, but they have a strong impact on your home’s insulation and energy efficiency. If your windows and doors let in too much air, they can cause drafts and spikes in your heating and cooling. Consider replacing wood windows and doors, which require heavy maintenance, with more durable, energy efficient options like fiberglass. Fiberglass and steel entry doors, especially, are seeing a boost in home value.

Taking on House Painting DIY

You’ve closed on your dream house, and it’s now yours to do with as you will. But even the perfect house for your family might need a fresh coat of paint. You can hire professional painters to do the job, but many homeowners opt to take on house painting themselves in order to save money on the cost of labor. Fortunately, house painting is a DIY project you can take on fairly easily. There are, of course, missteps that can be made, as well as tips that can make things a little easier.

Paint Before or After Moving In?

Some homeowners prefer to paint before they move in. This gives the paint time to dry and clears the overpowering smell from the house before your family actually starts to live there. However, some interior design professionals warn against this, as you want to be sure that your paint color goes with the colors of your furniture and home decor. If you know how you’re going to fill a room, you may be able to take pictures of your furniture and decor with you when picking out your paint color. This is a choice that has advantages and disadvantages on both sides, so it’s really up to you.

Paint On Dry Weather Days

Yes, this still applies when talking about interior house painting. On humid days, that humidity can get into your home and cause paint to drip or dry more slowly than you’d like. If you can’t get around painting on a humid day, you may want to use a dehumidifier to make sure that it affects your interior walls as little as possible. On the bright side, slow drying paint due to humidity will give you an opportunity to fix any mistakes you may have made or spots you may have missed. But ideally, a dry day is best for painting.

Take Your Time With Prep

Most people know that you can’t simply paint a new coat of paint over the old paint and consider the job done. First, you have to apply primer for a more neutral coat that won’t interfere with the new color you’ve chosen. But before you apply primer, you also have to prep the walls. Are there any spots with cracks or peeling paint? Sand the walls first to smooth out these areas, and rinse to clean it before applying primer. If you don’t take care of the issues with the current paint job first, those same peeling and cracking spots will appear on your new paint job. This is also a good time to start taping the boundaries of your wall so you know where not to paint.

Pour Paint Cans Into One Large Bucket

Even when you buy several cans of the same color, the vibrancy of that color might be a little different from can to can. Many homeowners start with one can of paint only to find when they open the next can and begin to paint that the color on their wall doesn’t quite match. You can get around this problem by pouring all the cans of paint you bought into a bucket — 5 gallons is usually a safe size — and mixing the content. From there, you can paint with a consistent color.

One of the best things about home ownership is that you have the ability to make the house your own, truly turning it into your dream home. But to find the right house in the first place, contact a College Station realtor today.

3 Tips to Make the Most of Your Kitchen Remodel

If you’re looking to renovate an area of your home, the kitchen is a great place to start. For many families, the kitchen is the heart of the home. The kitchen is not just a place to cook meals and pack lunches, it’s a family gathering spot for every occasion. A kitchen remodel can seem like an intimidating project to start, but it doesn’t need to be! Follow these 3 tips to make the most out of your kitchen remodel.

Make it Functional

When it comes time to plan out the design for your kitchen remodel, don’t forget to focus on functionality. This may seem obvious, but it’s often overlooked. After your remodel you should love the look of your kitchen, but you should also have a new-found appreciation for cooking and being in the space.

Consider what your family needs are before beginning the remodel. Do you what a breakfast nook for the kids to sit at and work on homework while you prepare meals? Are you constantly running out of cabinet or counter space? Make a list of the things that don’t function well in your current kitchen and share that list with your contractor. You’ll be amazed at the way a good contractor can transform a space to make it not only look better, but work better as well.

Use Versatile Materials and Colors

One of the biggest trends in kitchen remodels right now is a modern and neutral look. This trend is not only beautiful, it’s also very versatile. Remodels are expensive, but choosing materials and colors that can work for you in the future as your style and tastes change can be a big money saver down the road. This doesn’t mean your entire kitchen needs to be white and gray, but choosing flooring and cabinets that will easily compliment other design choices is a good idea. Changing paint color or décor in the future will give your kitchen a whole new look and feel without having to redo the cabinets and flooring if you follow this advice. If you’re going to be selling your home in the future, this tip is a great way to ensure any and every type of buyer will love the look of the kitchen.

Be Open to Suggestions

While you’re meeting with and getting a quote from different contractors, listen to what they have to say about your plans and ideas. Some ideas you have in your mind may not look the same once completed and the contractor may even have better ideas you hadn’t thought of yet! You want to be sure you love the outcome of your remodel, so don’t be afraid to ask questions and bounce different ideas around before you settle on a plan. The last thing you want is to think of things you wish you had done differently after the remodel is completed, take your time planning with your contractor to make sure you love the final result.

Is Remodeling Worth the Cost?

If you want to increase your home value before you sell, make sure the projects you choose are worth the money you spend on them. You’re looking for the highest return on investment. It may be better not to do any remodeling at all, depending on your situation.

You probably won’t get all of your money back

Investopedia says that you’re unlikely to get back the amount you spend on a remodel dollar for dollar. However, in a slow market, a remodel could bring in buyers that would have otherwise passed on your home.

You need a realtor

This is where an experienced realtor can help you. She can give you an idea of what the market is like and what remodels pay off in your area. When it comes to real estate, it’s all about the local housing market. In Brazos Valley, call realtor Sarah Miller for help selling your home.

Think about where you are

If your house is already one of the more expensive ones in the neighborhood, further improvements may scare away buyers. One of the things buyers consider is neighborhood.  Part of the reason they may be drawn to your neighborhood is the price. Make sure you don’t improve your home well beyond what can be found in the same neighborhood or you could be looking at more of a loss. People looking for more expensive houses are likely looking in another neighborhood.

However, if you have one of the lower end houses in the neighborhood, fixing it up might bring in more money.  It can be worth it to do a little bit of work to bring your house up to the average of the neighborhood.

Also, think of geography. Do swimming pools increase home values in Bryan-College Station, Texas?  Since this is a warmer climate it could be worth it, but your realtor will let you know about the current market.

Location is everything in real estate.  Before you invest in a remodel, ask your realtor if it’s worth it for your location.

Look at Data Online

A site that may help you make your decision is Remodeling.net. They give the average increase in value to your home based on your region and type of remodel. The amount you get back from your investment varies. Most of the time, you get less than you spent.

Smaller upgrades to your home will likely have a better return on investment than a large remodel. A fresh coat of paint and a good cleaning will help improve the value of your home with less expense. The real reason to do a remodel is for you to enjoy the home. If you’re selling the home, it may not be worth it.

Ask your realtor if there are upgrades that you can make to make your home more appealing to buyers in your area. Your realtor will have the latest numbers about the market and will have experience with what local homebuyers are looking for. Call a local realtor in Brazos Valley, Texas to help you sell your home.

Who You Hire Matters

To the untrained eye, it may be difficult to tell the difference between a qualified realtor and someone else. It’s like that financial planning commercial where they dressed up a DJ in a suit and taught him a few financial buzzwords and people were willing to let him handle their money. Someone that says a few of the right things at first and looks the part may seem like the right fit for you. A home is the biggest investment and source of wealth that most families will ever have. Why not have a qualified realtor help you buy it?

Realtors are trained

Did you know that in the state of Texas there are minimum requirements for the amount of education a realtor has to have before they get a license?  They also have to be tested. Real estate isn’t just about showing people houses, there are legal aspects that only a licensed professional should handle.
While realtors aren’t lawyers, they do understand the contracts their clients will be signing.  What are the chances you’re going to read all of those contracts?  Having a professional with you that knows what real estate contracts mean and what sort of contracts you should be asking for is a real advantage.

Realtors know the neighborhoods

If there’s one thing that realtors know about it’s the areas where they’ve been helping people buy and sell houses. They know the property values and they have a good idea why the property values are what they are.  They know where the good schools are and where the good HOAs are. To pass up that level of knowledge for something else is a mistake.

Realtors will help you through the whole process

While your realtor isn’t your lender, she knows about lenders. She knows what standards apply if you have an FHA loan. Your realtor knows people in the business that can help you. From start to finish she will know what you need and help you out where she can.
If you’re selling, your realtor knows what houses in your area are worth. When you include the legal documents, the real estate websites your realtor can list your home on, and everything else it’s not worth it to go on your own or with some other person. You need a licensed realtor.

Smart and Capable Isn’t Good Enough

Other people that know a bit about real estate might want to help you out, but unless they have their real estate license, they don’t have the training. Realtors know real estate. Choosing an experienced realtor that knows and loves the area where you’re moving is even better. She can help you find what you’re looking for because she wants you to be as happy in her city as she is.

The Brazos Valley is a great place to invest in real estate and your future home. Realtors are the right people to help you find that home. If you need help finding a home in Bryan-College Station or anywhere in the Brazos Valley, call Sarah the Realtor.

Do You Want An HOA?

When considering buying a home one of the thing you run into is the homeowner’s association. Not only does it include additional fees, it includes amenities and rules that may protect the value of your home.  What fits your personality best?

How do you feel about your neighbor’s lawn?

Are you the live and let live type or do you want your neighbor to keep their lawn as nice as yours? Is it ok if they have a car parked on their lawn for a little while?
If you are particular about how lawns are kept, an HOA might be a safe-haven for you. Some of us just like having a lot of neat lawns around us.
If you don’t care what the neighbors do as long as they aren’t bothering you, then you may not need an HOA.  If you work long hours and get behind on your lawn maintenance, an HOA may be bad for you unless you can hire someone to do the work for you.

Do you want to make unusual landscaping or architectural changes?

If the answer is yes, then you don’t want an HOA. HOAs are unlikely to allow you to make drastically visible changes to your home.  Also, they may have restrictions on when work can be done that go above and beyond what the city allows. After you finally get approval for your work, you will have to work within the time that the HOA allows.
If you don’t want to make unusual changes and you don’t want to live near strange looking houses, an HOA may be right for you.  As stated, some even have rules to prevent work crews from working at unpleasant hours of the day that the city may allow.

Are you ok with submitting a request before making changes to your house?

You’ve read the rules, you know what you want to do is going to be ok, but the change will be visible.  Are you willing to go through the process of making a request to the Architectural Review Committee before you do your work? It may take them a couple of weeks to get back to you because they are just unpaid volunteers that live in your community.
If not, then maybe an HOA isn’t right for you. However, if you can manage to be patient enough to wait for the response then the HOA could be right for you. No one likes waiting before painting their front door or replacing their fence. In this case, it’s a matter of how patient you can be with your neighbors while you wait for them to approve your application.

Not all HOAs are the same

Drive around the neighborhood and you can see signs of the performance of the HOA. Look for occupied homes with tall grass and look at how well the common areas are kept. If you’re observant, you’ll have a better idea of the kind of neighborhood you’re buying into. Your realtor may also be able to give you some details as well.

There is no right or wrong answer to the HOA question. It is a personal decision. It’s not one that should be overlooked in the buying process, though.

Important Services Checklist For Your Next Move

As you move into your new home in the College Station area, you'll have plenty of things to remember. You'll need to pack up all of your belongings, hire a reputable moving company and figure out how you are going to get all of your things into your new home. Along the way, you'll have to sort items carefully and mark them so that they don't get lost. Making detailed checklists is a great way to keep track of which items belong where.

While you're sorting things out and making your lists, you'll want to take careful notes about home services and utilities that you'll need to take care of when you move. If you forget some of these things, you could add a lot of stress and frustration to your move. Here are some of the services you should add to your checklist when you find a new home with the help of your realtor in College Station, TX.

Power and Electricity

This is one of the most important utilities to turn on in your new home but you might be surprised at how often people forget about this. If you're moving a short distance, you may be able to simply switch over your electricity service from your current provider to your new address. However, if you're moving to a different county or state, you might have to sign up with a brand new provider.

Talk to your College Station realtor to find out which companies provide power service in the area to which you are moving.

Internet and Wi-Fi

A reliable Internet connection is almost a necessity these days. Without a Wi-Fi hotspot, you won't be able to keep up with email and social media in your new home. If you don't get this service activation scheduled right away when you move, you could be without Internet for days or over a week. This can affect your social life as well as your work responsibilities.

There are usually only one or two Internet service providers in any given area but you can still do some comparison shopping. Check out ISPs in your area to get the best deal and schedule service activation on the day of your move.

Water and Utilities

If you're moving into a pre-owned home, it is probably already set up for water service. However, you may still have to call the local utility company to have a new account set up or to have the account transferred to your name.

This can take several days or over a week so it's best to add it to your checklist to get it scheduled ahead of time. If possible, talk to the previous owners about their water usage and the price of their monthly bills to avoid sticker shock when you move in.

No one can remember all of the things that are necessary to finish when you are moving into a new home. Make it easy on yourself and go over this checklist with the realtor in College Station, TX so that you don't forget these important items.

3 Reasons Your New Home Should Be Near A Park

When you imagine your perfect new home, what do you picture? Maybe you have your hopes set on a two-story home with plenty of room for your growing family. Perhaps you would prefer a smaller, cozy home where you could enjoy your retirement years. No matter what type of home you have in mind, there are a few things that you would likely enjoy having nearby your home.

This might include shops, restaurants and entertainment venues that are conveniently close to your home. After all, even the home of your dreams won't be quite right if you are far away from work, your favorite restaurants and place where you can spend a fun evening out.

One of the most important locations that you'll want to live close to in your new home is a local park or walking trail. Many people might overlook this details but here are three reasons why you'll want to ask your realtor in College Station, TX if that new home is a short distance from a park.

1. Better Health and Easy Exercise

These days, it seems like everyone is making a commitment to getting fit. If you use social media, you've probably seen posts from friends and family members who are hitting the gym and becoming more active. Whether you're starting a family or easing into retirement, you can improve your health by exercising at your local park.

You don't have to pay expensive gym fees to have a more active lifestyle. A local park or a walking trail can help you get in extra cardiovascular exercise every single day. If you have kids, they'll love these trips to your park and going for walks is a great way to keep in touch with your exercise buddies.

2. Free Entertainment

If you've been wondering about how to find inexpensive ways to to keep your kids entertained, take the to the local park. These parks often have playground equipment, from swings to jungle gyms and see-saws. Your kids can get in plenty of playtime while you relax on a bench or join in the fun.

This free playtime will help you stay on a budget for your entertainment, which is especially helpful if you've just moved into a new home. Everyone knows that purchasing a new home and hiring movers can be quite expensive so you'll appreciate any chance to save some money.

3. Convenient Gathering Space

If your new home is a bit lacking in spare space, your local park can be a lifesaver. Planning a family cookout? Many city parks come equipped with grills and covered seating areas, so you only need to bring charcoal and food to cook. Also, the playground equipment makes local parks and ideal setting for children's birthday parties and class get-togethers. You can have more fun than you imagined by hosting a gathering at your nearby park.

When you're looking for a new home in College Station, make sure to let your College Station realtor know that you're looking for a home with easy access to a local park or walking trail.

Top 4 Tips For Newlyweds Shopping For Homes in College Station

Two people getting married can be one of the most exciting times of their lives. This is an occasion for happiness and celebration. These days, people tend to get married a bit later in life than compared to couples a few decades ago. In many cases, the two newlyweds will have spent quite some time living on their own in apartments or rent houses before deciding to get married.

For this reason, couples who have recently been married may be very excited about real estate in College Station and Bryan, TX. Buying their new home may represent part of their new commitment to each other. Here are four of the top tips for newlyweds who are shopping for the perfect new home in College Station.

#1 – Stick To Your Budget

When newlyweds are shopping for their first home together, budget will be one of their biggest considerations. After all, they are probably looking at a fairly tight budget since they had to cover the costs of a wedding and a reception. Although they may get some help from friends and family, it likely won't be enough to cover the cost of a house that is outside of their budget.

There is nothing wrong with spending some time living in an apartment or a rent house while saving up money for a new house. Take the time to carefully plan how much you can spend before you start house shopping. Your College Station realtor can help you find houses in your price range.

#2 – Plan To Grow

Many newlywed couples are looking forward to welcoming some new additions to their family. They may be planning to have children or adopt fairly quickly. Newlywed couples should carefully plan how many children they would like to have to help them get an idea of how much room they will need in the coming years.

Keep in mind that couples will need more than just a spare room to accommodate new family additions. New babies almost always require a lot of extra space so couples should plan for extra storage space and even a garage for a family-sized vehicle.

#3 – Consider The Future

In very many cases, newlyweds will not stay in their first house for the rest of their lives. As they have more children, get new jobs and earn more money, they may want to move into a larger home or a different style of residence. For this reason, couples should keep in mind that they don't need to spend a huge amount on their first home since they will need to have some savings set aside for the next place.

Also, couples may be more comfortable in a slightly smaller residence if they are confident that they will be moving after several years.

#4 – Pay Attention To Location

Newlyweds who are planning to start a growing family will want to look for homes that are close to schools, daycares, churches and shopping centers. Young couples may also want to be sure that they are close to entertainment and dining locations. A home that is close to work is also something to look for.

A College Station realtor can consider all these factors and help newlywed couples find the perfect home for their needs.

The Importance of Home Maintenance in Bryan College Station

Home Maintenance Tips

Many times a person will put their house on the market and never do much else to improve the home. Some will even leave repairs and cleaning up for the agent and buyer to deal with later. This is a horrible idea if you want to get top price for your house.

While you do not have to do major repairs to the house, you should keep up with regular maintenance and do small repairs. Often the neglect of those small things can turn off potential buyers, and it may lead to larger problems later on.

Repairing any holes in the walls or floors is a must. Smaller holes can be easily repaired in a day with a handful of supplies from your local hardware store. You may need to hire someone to repair larger holes. Make sure to put a fresh coat of paint on the walls after repairs are finished.

Replace caulking and seals around windows, drains, sinks, and bathtubs. This is normal routine maintenance for any home, and it will also make the home look cleaner and well kept. If you are just a little handy then you can get this done on your own in a day or two.

Keep up maintenance on the porch and any fencing. The outside of the house applies to curb appeal, and a porch in good repair looks better and safer than one that fallen into disrepair. After any needed repair a fresh coat of paint can help attract buyers.

Keep gutters clean and in good shape. The gutters on a house can clog up quickly if not maintained. Standing water in the gutter could attract pests that would detour potential buyers. It could also cause unattractive water erosion on the ground around the house.
