What Makes a Great Location For Your New Home?


Walls can be painted, landscaping changed, utilities upgraded and everything maintained, but a house cannot usually be moved from its lot and location after you purchase it. When you are out with your College Station, TX realtor looking at potential properties to buy, you might consider placing a stronger emphasis on location then the building and surrounding land itself.

How do you determine if a home you are interested in is in a great location or not?

Although there are some intrinsic values that make one place a better location than another, such as crime rates and school ratings, most of what determines whether a neighborhood is right for you is personal depends upon your lifestyle and the particular needs of you and your family.

Here are some things to consider when deciding if a location works for you:

1 – Commute times to every person's job in the family should be reasonable. If both adults work in the same city, that makes finding a property within a certain radius easier. If they work in different directions, can be more difficult to find a central location for a house. Focus on drive time rather than distance as the crow flies. This will help reduce stress for both of them.

2 – Make sure the location of the home supports your transportation habits and lifestyle. Do you want a walkable neighborhood where it is easy to stroll down to the local store pick up a few things? Perhaps you need access to public transportation such as buses and trains. This consideration also includes ideas about how safe the sidewalks and streets are for your children to walk to their friend's house or to the bus stop, if there are bike riding paths and how close large highways are that will increase the heat, noise and danger of an area.

3 – Get a bird's eye view of the land surrounding the neighborhood by using satellite photos on Google maps or some other program. Not only will this help you identify helpful or problematic roads but may also reveal potential problems with noise, dust and danger. What first may appear like a pleasant family home could actually be nearly in the backyard of an industrial manufacturing plant, a noisy sports field or farmland with its disruptive tractor noises and clouds of dust. All of these things can be spotted easily on an overhead map so you can avoid purchasing a piece of property that is too close by.

The only thing you cannot change about whatever new home you buy is its location. While you may petition for sound barriers along a busy highway, or new rules that say a firehouse can't loads whistle after 9 PM, choosing a better location is a smarter idea from the start. Do proper research to make sure that your commute, your lifestyle and your sanity is protected when you move into your new house.
